Buying Property in Sharm El Sheikh: A Complete Guide for International Buyers
Everything you need to know, from legal requirements to rental potential, before making one of the most exciting property purchases of your life.

Can Foreigners Buy?
Presidential Decree 128 of 2022 lets only Egyptians and fully Egyptian-owned companies own land and buildings in Sharm El Sheikh. Foreign buyers get a long-term right of use (usufruct) for a fixed term, not ownership. Since 2025, short holiday lets also need a yearly Holiday Home licence from the Ministry of Tourism.
Before you pay, ask an independent lawyer exactly what your contract gives you, for how many years, and what happens at the end of the term. A registered contract, often called the "green contract", recorded at the Real Estate Publicity Department (Shahr El Aqary), is the strongest proof of title.

What Are the Costs?
We found no reliable public price index for Sharm, so compare several listings and get every price in writing. On top of the price, budget for an independent lawyer, any agent commission and official registration fees. In Egypt, the 2.5% tax on a property sale is legally paid by the seller.

Rental Income Potential
Egypt welcomed a record 19 million tourists in 2025, and arrivals rose 7% in the first four months of 2026. Sharm's airport handled just over 9 million passengers in 2025, up 32% on 2024. More visitors and flights help holiday-let demand, but we found no reliable public data on Sharm property prices or rental yields. Treat any yield figure you are given as a sales claim and ask for real booking records.
We can look after your home while you are away: cleaning between guests, key handover, AC servicing, repairs and a written inspection report.

Frequently Asked Questions
Answers to the most common questions from international property buyers in Sharm El Sheikh
Can UK citizens buy property in Sharm El Sheikh?
Not as owners. Presidential Decree 128 of 2022 lets only Egyptians and companies fully owned by Egyptians own land and buildings in Sharm El Sheikh, Dahab and the Gulf of Aqaba coast. Foreign buyers get a long-term right to use a property (usufruct) for a fixed term. In mainland Egypt, foreigners can own up to two homes of up to 4,000 m² each.
How do I transfer money to buy property in Egypt?
Agree the payment currency in the contract and pay through a bank, never in cash. Property residency has required the full price to arrive from abroad through an approved Egyptian bank, so confirm the current rule with a lawyer before you transfer.
What is the best area to buy property in Sharm El Sheikh?
Sharm has several distinct areas, each suited to different buyers:
- Nabq Bay: Resort compounds and beachfront villas on Sharm's quieter northern coast.
- Hadaba: Homes on the cliffs above the sea, with wide Red Sea views.
- Sharks Bay: Close to the airport, about 4 km by road, with calm, shallow water near the shore.
- Naama Bay: Walkable to restaurants, dive centres and the beach. Sharm's busiest bay.
- Ras Nasrani: Near the airport, between Sharks Bay and Nabq Bay.
Can I rent out my property when I'm not using it?
Yes, with a licence. By law, every home let to holidaymakers for short stays needs a Holiday Home licence from the Ministry of Tourism, renewed every year. You can apply yourself, or use a licensed management company whose licence covers your unit. Check your compound's own rules on short lets too.
Does owning property in Egypt give me residency?
Egypt offers real-estate-linked residency routes: broadly, $50,000 of property buys a 1-year residency, $100,000 a 3-year residency, and $200,000+ a 5-year residency. Rules are updated regularly, and in Sharm foreign buyers get a right of use rather than ownership, so confirm with a lawyer whether your contract qualifies before you transfer funds.
Are there any hidden costs or risks I should know about?
We found no reliable public price index for Sharm, so compare several listings and get every price in writing. On top of the price, budget for an independent lawyer, any agent commission and official registration fees. In Egypt, the 2.5% tax on a property sale is legally paid by the seller.
As with any overseas purchase, due diligence is essential. Key things to verify:
- Developer track record, off-plan carries more risk; always check completed projects.
- Service charge obligations, compounds vary widely; some charge annually.
- EGP fluctuation, prices in USD mitigate this; be cautious of EGP-only contracts.
- Title verification, ensure the property is registered, not just a developer payment receipt.
Read your contract with an independent lawyer, especially how long the right of use lasts and what happens at the end.
